PROPERTY MANAGER (INDUSTRIAL) JOB DESCRIPTION
Overview:
This position is based out of Cohen's Phoenix office in the Biltmore area, where the Property Manager will be responsible for achieving the financial and operational goals established for a portfolio of primarily industrial properties in Arizona as assigned from the total Arizona portfolio of approximately 9 million SF. This position will report directly to the Director of Asset Management, Arizona and will require proficiency in all areas of asset and property management including the day-to-day operations and maintenance programs, assistance with and oversight of leasing, tenant relations, collections, financial analysis, and strategic planning of assets within the portfolio.
Key Tasks and Responsibilities:
- Provide general management and direction for a diversified portfolio of properties in executing strategic plans for the properties.
- Conduct regular property inspections and ensure properties are maintained in a first-class manner.
- Work with vendors to bid, establish, and administer service contracts.
- Ensure collection of accounts receivable before delinquency and work closely with accounting in reviewing accounts receivables and reporting on collections to asset management and executive team.
- Review and approval of accounts payable daily, with responsibility for obtaining all critical support of expenses.
- Work closely with Director aiding in direction to and reporting from leasing agents, brokers, and oversight of business plans, budgets, forecasts, leases, analysis, and approvals.
- Actively participate in lease negotiations including performing analysis of lease proposals and managing approval process for proposed lease terms with joint venture capital partners and lenders, as applicable.
- Maintaining proactive tenant relations program including regular communication with tenants.
- Prepare required periodic reporting for each property including monthly budget comparison/variances, property status reports, monthly JV partner reports, quarterly reports on all assets and documentation for monthly asset strategy meeting with asset management and executive team.
- Negotiate third party contracts and oversee implementation of capital improvements.
- Prepare annual Budget which will address property operating projections for income, expenses, capital needs and financing costs, and preparation of a Strategic Plan for each property.
- Prepare annual NNN expense reconciliations.
- Managing the capital improvement strategies and processes, including oversight of the construction management activities.
- Work with the asset management department in overseeing disposition process of assets in portfolio including review of marketing material, managing due diligence, and closing requirements.
- Assist with new acquisitions as identified to be included within direct portfolio, transition new assets such that asset management assumes full accountability upon closing. This will include review of all reports (ESA, PML, PCA, Surveys, etc.)
- Maintain a strong knowledge of market conditions for the assigned region and cultivate diverse working relationships with tenants, vendors, brokers, and other real estate professionals in the market.
Qualifications:
- Minimum of 3-5 years’ experience in property management.
- Must be extremely proficient in Yardi Voyager (7S), PowerPoint, Excel, Word, Outlook
- Must have excellent communication skills,
- Must have strong quantitative analysis skills,
- Must be comfortable performing in entrepreneurial firm.
